The Colorado Association of Real Estate Appraisers (CAREA) is a professional organization formed in April 1990. It is comprised of both residential and commercial real estate appraisers licensed by the State of Colorado, as well as others interested in promoting our profession. We are based in Colorado Springs, and serve the entire state.

Who We Are and What We Do...

CAREA aims to provide appraisers with an organization that provides regionally relevant continuing education opportunities, opportunities to exchange ideas and information with peers in an informal setting, opportunities to associate with appraisers having expertise in a variety of property types or geographical areas, and opportunities for other professionals to become acquainted with working appraisers.

CCA End of Session Report

Our team, as part of the CCA, had a very busy 2024 legislative session! We were unsuccessful with our first ever attempt at running a bill in the Colorado legislature. We are determined to make use of everything we learned through this session to be back next year stronger and better. 

We have an effort to crowd fund some of the initiative for 2025 with voluntary donations from members and friends.  If you wish to contribute ANY amount just text  CCA2025  to 53555 and follow the prompts.

    On April 30, 2018, the Colorado Board of Real Estate Appraisers, within the Division of Real Estate, held an Emergency Rulemaking Hearing and adopted new rule changes to the Real Estate Appraiser Program, to be effective May 1, 2018.

    Appraiser Training - the benefits and challenges of having a trainee

    Please join us for a new bi-monthly meeting to discuss appraisal training. 

    * Have you thought about working with a trainee but think you really are not qualified to teach or to handle the responsibility? 

    * Would you like to to have a team member some days to talk shop with?

    * Have you been working in the industry FOREVER and have a lot of knowledge to share but think training is not for you?

    * Do you have so many orders coming in that you work every evening and weekend and don't get more than 2 hours of sleep at night?


    We will discuss these items, dispell rumors and prejudice and much more at our informal get-togethers. There is no food provided but you are welcome to buy your own breakfast or early lunch.

    This is not going to be a class or workshop, but simply a get-together with appraiser peers and trainees to exchange ideas, network, get questions answered and make plans, etc.

    This event is open to anyone interested in becoming a trainee or in being a trainer. 

    We really hope to see you at the Egg and I on Dec 21st!

    The Board has received an email from Kimberly at The Mortgage Company who are looking for an appraisal to be done in the Lamar, CO area. She writes that it is an investment property and no forms are needed. She can also get comps from the realtor if that would help. 

    The loan officer will pay $1000 for a quick turn time. Property address is :

    We have been informed about a contract opportunity with a COS government agency. I took the following description out of the Request for Informal Proposal (RFP) pdf:

    "The Colorado Springs Office of Emergency Management (OEM) seeks proposals from qualified Offerors to determine the Market Value with a pre-disaster event value as of May 1, 2015, of approximately 14 single family residential properties. There may be one property with historic elements that may need to be considered in the valuation. The addresses and specifics will be provided with the Notice to Proceed."

    As a follow up to the wonderful presentation on March 16, 2016, John Fausett from the Department of Regulatory Agencies has sent the stats for the current number of Colorado Real Estate Appraisers.  They are:

    Ad Valorem: 131

    Licensed: 263

    Cert. Residential: 1,070

    Cert. General: 1,300

    Total: 2,764

    A few more than I would have guessed.  Thanks John!!
